Defective Blocks Rebuilds

1 & 2 Doonwood, Buncrana

These semi-detached homes were demolished and rebuilt as a single project under the Defective Concrete Block scheme, allowing both homeowners to significantly reduce overall costs by sharing demolition, groundwork, and construction stages. Rebuilding together not only streamlined the process but resulted in substantial savings for both parties while ensuring full compliance with Irish building regulations and grant requirements.

While the structural rebuild was carried out in tandem, each home was finished to suit the individual needs of the family. House 1 opted for a high-efficiency, future-focused approach, upgrading to an aerothermal heating system with heat pump, underfloor heating, solar panels, and a whole-house heat recovery system maximising energy performance and long-term running cost savings.

House 2 chose a more traditional specification, installing an oil-fired heating system with radiators, prioritising familiarity and straightforward maintenance while still benefiting from a fully compliant, durable rebuild.

Every defective block rebuild is unique. Household needs, budgets, grant allowances, and long-term plans all differ, which is why early assessment and informed decision-making are key. At Damark Construction, we guide homeowners through these choices helping them rebuild safely, efficiently, and in a way that genuinely suits their lifestyle.

Key Project Features:

  • Joint Demolition & Rebuild Strategy:
This semi-detached property was demolished and rebuilt as a single coordinated project under the Defective Concrete Block scheme. By undertaking the works together, both homeowners achieved significant cost savings through shared demolition, groundworks, and construction phases, while maintaining full compliance with Irish building regulations and grant requirements.

  • Fully Compliant Structural Rebuild:
Both homes were reconstructed from the ground up using certified materials and modern construction methods, delivering long-term structural integrity, improved durability, and peace of mind for the homeowners.

  • Individualised Home Specifications:
Although rebuilt simultaneously, each property was finished to suit the specific needs and preferences of its occupants—demonstrating the flexibility available within defective block rebuild projects.

  • Energy-Efficient Modern Living (House 1):
One home embraced a future-focused approach, incorporating an aerothermal air-to-water heat pump, underfloor heating, solar panels, and a whole-house heat recovery system—resulting in enhanced comfort, improved BER performance, and reduced long-term energy costs.

  • Traditional Heating Solution (House 2):
The second home opted for a more conventional specification, installing an oil-fired heating system with radiators, prioritising familiarity, ease of maintenance, and reliable performance, while still benefiting from a fully compliant modern rebuild.

  • Grant-Aligned Design & Delivery:
All works were carried out in line with Defective Concrete Block grant scheme criteria, ensuring clarity, transparency, and adherence to required standards throughout the rebuild process.

  • Tailored Solutions for Every Household:
This project highlights that no two rebuilds are the same. Budget, lifestyle, energy preferences, and future plans all play a role in shaping the final outcome—making early assessment and informed guidance essential.
